Property Management ERP
One centralised place to manage every rental property you hold — units and blocks, tenants and leases, rent collection, maintenance requests and documents — with occupancy, income and cost analytics behind it.
Five core modules
Built specifically for property management
Purpose-built modules layered on the Tech Integra ERP core, so rent, maintenance cost and property performance all resolve back to the same ledger.
Units management
Every unit held as its own record with type, size, rent, status and occupancy history — vacant, occupied, under maintenance or reserved.
Block management
Buildings and blocks grouped above units, so a portfolio can be viewed by property, by block, or as a whole.
Tenants management
Tenant records with contacts, identification documents, payment history, outstanding balance and communication log.
Lease management
Lease contracts with start and end dates, rent schedule, deposit, escalation clauses, renewal terms and termination handling.
Finance management
Rent invoicing, receipts, deposits, expenses and VAT-enabled accounting posted straight to the general ledger.

Payment gateway integration shortening the bill-to-pay cycle and reducing manual reconciliation.
Reporting
The reports a property business runs
| Report | What it answers |
|---|---|
| Occupancy rate report | What percentage of units are earning, by block and by period. |
| Rent roll | Every unit, tenant, rent amount and payment status on one schedule. |
| Arrears ageing | Who is behind, by how much, and for how long. |
| Lease expiry calendar | Which leases end when, and which have renewal notices outstanding. |
| Maintenance cost per unit | Which properties consume repair budget disproportionately. |
| Income vs expense by property | Net yield per unit and per block rather than portfolio average. |
| Deposit register | Deposits held, refunded and deducted, with audit trail. |
| Vacancy analysis | How long units sit empty between tenancies, and the revenue cost. |
| Financial forecast | Projected rental income against committed leases and expected renewals. |

Questions
Frequently asked questions
Can tenants raise maintenance requests themselves?
Yes. Tenants submit maintenance requests through the application, including a description of the issue and supporting media such as photographs or video. The request is logged against the unit, converted to a work order, assigned to a contractor, costed and closed — so the full repair history stays attached to the property.
How does the system handle lease renewals and expiries?
Lease expiry dates are tracked centrally, with renewal notifications sent to both landlord and tenant ahead of the end date. The renewal process is streamlined so agreements are concluded in time, which is what keeps vacancy periods short.
Can we see profitability per property rather than across the portfolio?
Yes. Income and expense are tracked per unit and per block, so net yield is visible property by property. Reporting covers occupancy rates, rental income, maintenance costs and financial forecasts as key performance indicators rather than a single portfolio average.
Does it support online rent payment?
Yes. Online payment gateway integration is supported, which shortens the bill-to-pay cycle and reduces the manual reconciliation that arrears tracking otherwise requires.
Where are lease documents stored?
In a secure document management store within the system. Leases, rental agreements, inspection reports and tenant information are uploaded, organised and made accessible to both landlord and tenant, rather than living in email attachments and shared drives.
Is VAT handled on rental invoicing?
Yes. Accounting is VAT-enabled and localised to the market, covering Oman VAT, Saudi ZATCA requirements and UAE Federal Tax Authority VAT, with rent invoices raised in the correct statutory format.
